General Terms and Conditions (GTC) | Villa Rental Policy

The following General Terms and Conditions (GTC) apply to the guests of our villas. By booking with us, you agree to all of the following conditions:

Booking and Payment

The person making the reservation must be at least 18 years old. Your reservation becomes valid as soon as it is confirmed by us. Confirmation follows immediately upon receipt of your deposit. (The deposit amount varies by season between 20% and 50%. For short-term bookings, full prepayment is required.)
If the tenant moves out before the agreed date, the deposit will be retained. The remaining rental amount is due at check-in. Payment is made in THB or Euro in cash to the person conducting the check-in.

Included and Not Included in the Rental Prices:

The rental prices include daily house cleaning and 2 times weekly linen change. The consumption of electricity, water, TV, and Wi-Fi is included in the rental price. You make a significant contribution to environmental protection and the reduction of electricity costs by only using the air conditioning where and when necessary.

Occupancy of the Pool Villas

1. Jasmine/ Iris: The 2-bedroom pool villas are is designed for 4 people. Extra beds can be added for an additional charge, bringing the maximum occupancy to 6 people.
2. Orchid/Lotus: The 3-bedroom pool villas are designed for 6 people. Extra beds can be added for an additional charge, bringing the maximum occupancy to 9 people.
3. Eden: The 4-bedroom pool villa is designed for 8 people. Extra beds can be added for an additional charge, bringing the maximum occupancy to a maximum of 12 people.

Check-In And Check Out Times

Please note that check-in cannot occur before 14:00 due to the necessary preparation and cleaning of the houses!
Check-out must occur by 11:00 at the latest. Upon request and depending on previous or subsequent occupancy, individual arrangements for earlier or later times can be made.

Children

You are fully responsible for the behavior of your children. Children must be accompanied by an adult at all times!

Cleaning

Cleaning services are included daily in the rental price. Additional maid services after 17:00 are available upon request (additional charges apply).

Changing laundry such as bed linens…

Laundry changes, including bed linens, are included twice per week in the rental price.
Additional laundry changing services can be provided upon request (additional charges apply).

Villa and Inventory:

Guests are responsible for leaving the house and its inventory undamaged. If damage occurs or inventory is lost during the stay, the guest is obligated to cover the costs. A fee of THB 5,000.00 is charged for smoking inside the house. If damages are found at check-out, the person conducting the check-out will hold the guests accountable on behalf of the homeowner.

Insurance

We recommend taking out comprehensive travel insurance before making your booking.

Liability

We would like to inform you that Bismarck’s Paradise rejects any liability for theft or damage to your personal belongings. We do not accept liability for additional costs or inconveniences caused by events outside our control, including delayed flight arrivals, strikes, fire, water damage, exceptional weather conditions, “Acts of God”, government crises, or the failure of technical equipment or machinery.

Booking Cancellation by Bismarck’s Paradise

In the unlikely event that the homeowner must cancel the booking, the deposit will be refunded without interest or additional charges for inconveniences caused by the cancellation.

No Pets

No pets are allowed in Bismarck’s Paradise, unless explicit written permission has been granted.

No Smoking

Smoking is NOT permitted inside the villa. Smoking is only allowed outside on the balcony/terrace. If signs of smoking are detected, a THB 5,000 cleaning fee will be charged. Smoking is considered a violation of the rental contract and can result in the cancellation of the booking without any compensation.
